For sale is our African themed guest house. It has been decorated and furnished in an African style with a lot of ethnic artwork from Africa and rustic style furniture and furnishings. It is probably the only one of it's kind in Austria.
It is situated in the beautiful province of Carinthia with it's many ski resorts and crystal clear lakes. It is close (15 minutes) to the Ski Arena of Nassfeld which is in the top 10 in Austria. It has 110km of pistes as well as snowboarders park and a racing section where you can have your run timed. The area is also a paradise for mountain bikers as well as motorcyclists in the summer. The summer here is warm with temperatures in the 30's.
The house has 4 double rooms (2 of which are ensuite) and 2 single rooms. The double rooms can easily be used as family rooms as they are large enough to accommodate extra beds or bunk beds. The single rooms can also take a double bunk bed in each room. We only take 10 people, but if you were to put in the extra beds you would be able to accommodate up to 16 people.
There are 2 double shower/wc rooms which are for the non ensuite rooms as well as owners room with a baclony. It is possible for the owner to have one of the ensuite rooms and let out the double room as a non ensuite room and put 2 bunk beds in this room, again gaining an extra 2 beds.
There is a double garage with parking for 2 cars, or 8 motorcycles. We have many motorcyclist guests in the summer. The roads are roads are fantastic for motorcyclists in the summer. There is also the European Bike Week in September. It is held in Villach which is only about 25 minutes from here and bikers come from all over Europe to visit this festival.
We have many of them staying with us during this period. We have had them from Russia, Estonia, Malta, Italy, Germany, Poland, UK and most other countries in Europe. Off the garage is a workshop.
On the ground floor is the fully equipped bar with beer on tap. There is also a wonderful fireplace which is a feature of the bar. Just the place to relax with a drink and a book after a hard day skiing. The bar room is used as the breakfast room in the mornings. There is also a seperate games room with pool table, dartboard and television lounge area.
Attached to the house is an enormous barn which can be extended into without much of a problem, thereby increasing the size of the house and also the business.
On the front of the house is a terrace with tables, chairs and umbrellas where passersby or guests can sit in the sun and have a drink or a meal in the summer. To the rear is a garden where we grow our own vegetables which we use when cooking meals for the guests.
The summer season here is very good with guests coming to visit for the lakes, the mountain scenery and clean air as well as the mountain biking, motor cycling and hiking. The winter season is the big one though, as the ski resorts open early December until mid April, and people come from all over Europe as it is easily accessible with Klagenfurt airport being less than an hour away. Many Slovenians and Italians come as they can drive here.
Apart from Nassfeld there are a number of other ski resorts within 20 minutes drive from the guest house so the guests have some variety if they require.
This is a house with a lot of potential to make a fantastic living. It can of course be turned into a hostel for youngsters. There is no other hostel in the area to cater to backpackers etc.
