The Land at Ellerton

The owners of Ellerton are keen gardeners and the result is a wonderful tropical garden with a huge range of flowers, plants etc. In addition there are mango; banana; avocado; lime; pepper and other trees, apart from Ellerton tea and coffee.

Water
Ellerton has two sources of water the traditional estate supply, which flows down from a tank in the hills behind Ellerton and a newly established tube-well, drawing water from below Ellerton. Hot water is provided by solar heating panels.

Electricity
Ellerton has a good supply of three-phase mains electricity but also has a new 30KVA standby silent diesel generator, which comes on automatically if the mains electricity fails. There is also a back-up 17KVA generator.

Telephone and Internet
Ellerton has three phone lines; an internal pabx and two internet sources.

Swimming Pool
Ellerton has a fine 45ft infinity swimming pool. Of particular note is the purity of the water, which needs almost no unattractive chemicals.

Ellerton Staff
Ellerton currently has 17 members of staff, under a Manager, reporting to whom are: A Principal Chef; Chief Steward; Principal House Keeper; Receptionist/Secretary; Maintenance and Estate Manager.
Most of the staff have been at Ellerton for a long time, and are excellent. In addition there is duplication to allow both for holidays and the possibility of sicknesses and other absences.

Food at Ellerton
Ellerton has three chefs and has already established an enviable reputation for the quality of its food.

The contents of Ellerton
Ellerton has been furnished to a high standard with a combination of European and Oriental furniture and antiques. There are good quality rugs; paintings etc throughout the buildings.There are a large number of other items, which really can only be seen in a visit, but including fine clocks; a library of about 1, 000 books; a fully equipped kitchen; six refrigerators; three washing machines; all cutlery and crockery; all linen that is likely to be needed; six bicycles etc etc.

The Business and Sale of Ellerton
As a boutique hotel, Ellerton has become very successful, with an excellent reputation. It provides the current English owners with a marvellous way of life when in Sri Lanka, and a significant income. However, they have other business interests in the UK as well as a farm, and have regretfully decided that they should simplify their lives.

Location Description

Ellerton is only 16kms south of the world heritage city of Kandy, yet is totally rural, sitting on its own hill with marvellous views in all directions. By virtue of being at almost 2500 feet Ellerton has much cooler air than Kandy, yet still a hot sun.
Ellerton is superbly located, with easy access to Kandy through the attractive university of Peredinya, as well as being just off the main road from Kandy up to the Hill Country.
